1402 W. Pico Ave.
Description - The 1402 W. Pico Avenue project consists of a General Plan Amendment and a rezone from the Low Density Residential designation and R1 single-family residential zone, to the General Commercial designation and CG general commercial zone. The proposed General Commercial designation allows for a variety of uses, including neighborhood commercial, office commercial, and heavy commercial. The project proposes commercial office use, which allows for professional and administrative offices, medical care centers and ancillary services. Two land use options are proposed; commercial office and assisted living facility.

El Centro Aquatic Center
Description -The City of El Centro is proposing to construct a 3.5 acre aquatic center at Adams Park from 4th Street to 6th Street (APN 053-041-001 & APN 053-044-001). Facilities at the site include four swimming pools, aquatic center building, parking lot, and a pool equipment building. Swimming pools at the site will include an eight lane competition pool, instructional/warm-up pool, recreational pool, and a lazy river. The aquatic center building will contain staff offices, locker rooms, restrooms, concession stand and an event area. Accss to the site will be via two entrances from Park Avenue. 5th Street from Park Avenue to Adams Avenue would have to be vacated as a result of the project. The site is located in the LU (Limited Use Zone, which is intended for parks and public facilities and is compatible with the proposed use.
Town Center Rezone Project
Description - The project consists of a change of zone from RAP (Residential Airport) to CG (General Commercial) and ML (Light Manufacturing). The project is generally located at the northwest corner and southwest corners of Cruickshank Drive and 8th Street. Properties identified by Assessor's Parcel Numbers (APN's) 044-620-049, -050, and -051 would be rezoned to General Commercial (CG), while parcel with APN 044-620-053 would be rezoned to Light Manufacturing (ML). A concurrent general plan amendment to change the land use designations for each of the parcels would also be required.
Description - The project proposes the following entitlements: 1) Annexation; 2) Change of Zone (prezoning) from County A1U to City R-1, single-family residential and LU, limited use; 3) Vesting Tentative Subdivision Map and; 4) Development Agreement. The Lotus Ranch project site consists of 213 acres of fallowed agricultural land adjacent to the southwestern city limits of El Centro. The project would accomdate 609 single-family residential units, three (3) storm water detention basins, and one (1) 10.8 acre park. The DEIR also analyzes a School Site Alternative for the potential development of an 8-acre schools site.
Location - The project site is located on the southwest corner of La Brucherie Avenue and Interstate 8 identified as Assessor's Parcel Numbers 052-280-012 and 052-380-030.
La Brucherie Avenue Widening Project
Description - The La Brucherie Avenue Road Widening project consists of ROW acquisition and road widening and pavement rehabilitation improvements.
Location - The improvements would occur along a 2,600-foot segment of La Brucherie Avenue from Orange Avenue to the intersection La Brucherie Avenue and Commercial Avenue/Barbara Worth Drive in the City of El Centro.
